Q. Why should we have a home inspection?

A. There is no better way to learn the exact condition of a house. Homes have many potential issues, this is especially true with an older home. Our experience is that home sellers and realtors want to get you the right information, but they generally do not have the expertise to understand the many eccentricities of homes. There is always the potential for your dream house to turn into a nightmare house. A home inspection is a very convenient, unbiased and affordable way to get the full story on your future home.

 

Q. What exactly is a home inspection?

A. We follow the InterNACHI Standards of Practice. This covers in detail what we look at in a home inspection. In summery, we look at and test every aspect of a home that we can safely test, and visibly inspect.

 

Q. What elements of a home do you not inspect?

A. We aim to inspect everything possible, but there are a few exceptions. We do not test any low voltage applications. This includes things like cable and internet service, speaker systems, alarm systems and electronically controlled irrigation systems (we do check for adequate drainage away from the home). Unusually, we may determine that certain elements of a home are inaccessible or unsafe to inspect.

 

Q. Should we be present at a home inspection?

A. Our preference is yes, but we do understand this may not always be possible. Our inspections are very detailed and include photos. Also we are available after you review our inspection as well welcoming questions and comments long after you move into your new home.

 

Q. How long does it take to have an inspection? how long before we receive the completed report?

A. This varies from house to house, and how busy we are at the time of inspection. Generally speaking, the home inspection takes two to four hours to conduct, and the report will take two to three days. The determining factor is almost always the age and size of a home.

 

Q. What can we use a home inspection report for?

A. A Home Inspection report is used for information purposes only. We do not have authority to enforce home repairs, or changes to any agreements between the buyer and seller. Inspection reports are often required for insurance purposes. Home Inspections are also a very powerful tool for buyers, sellers and realtors to use in negotiations.

 

Q. Do you inspect unique and unusual elements of homes like solar?

A. Yes! K & S Inspections has up to date expertise with unique and unusual home systems. This includes off grid homes, solar systems, water recycling systems, composting systems and many more. We strive to be the best inspection option for people looking at homes built with unique materials and systems.

 

Q. Do you except Credit cards?

A. Yes, we accept credit cards, cash and checks. Whether paying by credit card or check, we do not process until we have completed and emailed your report to you.
